Start with documents that make the address, ownership, area and condition clear. Which documents are required for the specific sale depends on the property and the responsible canton.
Land and rights
The Plan for the land register shows location and boundaries of a property; Ownership and legal information must be distinguished and checked at the responsible land registry office. The ÖREB cadastre provides property-related information about public law restrictions. For inquiries, please provide the parcel number if known.
Building and maintenance
- Existing floor plans and clarified area information.
- Information on year of construction, modifications and any permits.
- Maintenance records, guarantees and operating instructions for important systems.
- Information on heating and energy consumption, if available and verifiable.
If a document is missing, mark the gap. Do not replace it with an estimated number in the exposé.
In condominium ownership
Regulations, meeting minutes, information on community costs and planned work can also be relevant for interested parties. Clarify with the administration and the responsible specialist which current documents can be submitted and are required.
Only share sensitive documents with people who need them for the process. An open download area is unsuitable for property and personal data. For an initial IMLU request, the address and rough property information are sufficient; Copies of ID are not necessary.
