Selling a property in need of renovation: what to consider.
An older property does not have to be renovated first at your own expense. What is crucial is whether, under realistic market assumptions, a targeted revaluation brings more value than a direct sale.
Which sales strategy suits your property?
Compare the expected revenue in the current state with the revenue after a clearly defined upgrade. Consider cost, time and uncertainty. IMLU can pre-finance agreed work on suitable properties and share the additional profit according to the Fix & Share model.
1. First, clearly record the current state.
Before a renovation is planned, we document rooms, surfaces and existing documents. An independent assessment of the current property value forms the basis for the comparison. This makes it possible to see later what added value actually arises from the upgrading and marketing.
- Collect property documents, floor plans and known modernizations.
- Take photos of the actual condition and clearly separate them from visualizations.
- Record the sales target, time frame and possible work together.
2. Sell directly or specifically upgrade?
Selling as is
This approach can make sense if a quick completion is more important, structural work would be necessary or the expected increase in value does not justify the work. The property is presented honestly and professionally in its existing condition.
Upgrade before sale
If the property is suitable, new floors, painting, final cleaning, minor exterior work or home staging can significantly change the perception. The scope and budget must match the property and the buyer group. A higher sales price is not guaranteed.
3. Make the difference visible and verifiable.
Buyers need a clear idea of location, floor plan and condition. Professional photos, drone footage, a real estate film, floor plans and a 3D tour can contribute to this. If a possible condition is shown digitally after the renovation, we expressly mark it as a visualization.
The before photos remain the documented starting point. Only work that has actually been carried out may be presented as a finished implementation.
What should owners have ready for the first conversation?
- Address, property type and approximate living space.
- Existing floor plans, plans and information about renovations.
- Some current photos, including areas in need of renovation.
- Desired sales time and special requirements.
