For companies and business partners: If a property needs to be checked, prepared or presented before a possible sale, we discuss a clearly defined contribution from IMLU.
We start with your role, contact with the owner and the real estate assignment. We then clarify what information is available, who makes decisions and what contribution IMLU can meaningfully make. We agree on conditions and responsibilities individually; An inquiry does not constitute a partnership or acceptance of a mandate.
When clients are considering a property change and need a property inspection.
Collaboration with trustIf the condition, vacancy or owner's plans suggest preparation for sale.
For administrationsIf a property needs to be specifically prepared before marketing.
For brokerage officesWhen advice includes a clear, separate real estate workstream.
For advice centersWhen your own existing properties are specifically examined for sale.
For owner companiesIf further preparation of the property is required after handover.
For moving companiesIMLU only covers the agreed real estate contribution. Existing consulting or broker mandates remain the responsibility of the respective parties; customer data will not be passed on without a suitable basis. The agreed upgrade can be pre-financed for suitable sales properties. Other services are discussed according to their individual scope.
In the Fix & Share model, agreed, documented materials are taken into account when sold before division. Only a positive amount above the written agreed base value and these materials will be shared between the owner side and IMLU 50/50. An IMLU sales mandate is separate and costs 1.5% of the notarized purchase price. This does not result in any automatic compensation for business partners.
