Working with removal and property clearance companies

When your customers clear out an apartment or house, the question of selling it often arises. IMLU checks whether a targeted upgrade makes sense before the sale and pre-finances the agreed work on suitable properties. They take over the separately ordered clearance or move. Together we will agree in what condition and at what time the property will be handed over.

What collaboration brings to your company

An answer to the question about the property

Your customers want to know what will happen to the house after they move out. With the consent of the owner, you can request an audit by IMLU. We discuss the condition, the intention to sell and a possible scope of upgrade directly with the authorized persons. The first potential check is free and non-binding.

This allows you to offer a specific next step while keeping your clearance or moving order clearly defined. A recommendation does not oblige the customer to modernize or sell through IMLU.

A coordinated order for your services

Clearance, transport and any storage will be carried out where they are actually needed. We record which rooms must be accessible for work, which items remain and which services your company will provide. This will give you a basis for your own offer.

An additional order may arise if the owner wishes further services after the inspection. You agree on the scope and fee with your client. The collaboration does not include any automatic brokerage fee and no promise of a specific order volume.

A comprehensible handover

An empty room does not say whether it is ready for the intended work. Keys, remaining furniture, visible damage and outstanding tasks are recorded upon handover. This means that clearance and modernization can be based on the same documented condition.

For a joint project, we agree on a responsible contact person and the relevant handover points. An existing customer relationship or an existing sales mandate is not automatically transferred.

For which orders an inspection makes sense

Moving out of your own apartment or house

The ownership is moving and is considering selling. Before clearing, IMLU can check which existing surfaces and fixtures can be reused and which work is suitable for the property being sold. The moving date and the possible start of the modernization are planned separately.

Household clearance with several key people

In the case of an inherited property or a joint household liquidation, a coordinated order is required. Personal items will be handled according to the instructions of the authorized persons. We clarify who enables access and releases the upgrade. The distribution of subsequent sales proceeds between several people is part of their own regulations. Already vacated property with an open sales plan

A completed clearance mandate can also be a reason for a later review. The clearance order remains completed; a possible modernization will be discussed separately. General property information is sufficient for the first inquiry. Consent to contact you will be obtained in advance.

Clearance or move only without sale

Your customers may only need a clearance or a move. The Fix & Share model described here is billed via an agreed sale. A renovation for further personal use or rental requires its own service and financing agreement.

Agree the scope before clearance and handover

Ownership decides which items are taken, stored, passed on or disposed of. If there is a potential upgrade, we will also discuss which elements belonging to the property should be retained. Kitchen, fixtures or other permanent components will not be approved for removal based solely on an initial request.

Regarding the transition to modernization, we particularly note the following:

  • Authorized contact person and approval for the respective services.
  • Affected rooms, basements, adjoining rooms and specifically excluded areas.
  • Properties and fixtures that remain, as well as separately agreed transport or storage orders.
  • Handover condition, agreed cleaning and outstanding tasks.
  • Key handover, access times and possible use during work.
  • Existing damage and suitable photos of the agreed property condition.
  • Separate dates for moving out, vacating, viewing and possible start of work.

Moving and clearance services, demolition work and modernization are specified in the respective order. The financing of the agreed IMLU upgrade does not automatically cover your company's invoice. Changes to the scope are approved before they are carried out and taken into account in the calculation.

During disposal, the contracted company checks the acceptance conditions applicable to the location and the material. In the Luzern region, for example, REAL distinguishes bulky goods from electronic waste and building rubble. Usable furniture can be passed on if the owner wishes and acceptance is possible. How the appreciation and sale are billed

The property remains with the owner. For a suitable project, IMLU pre-finances the agreed scope of materials and work. Base value, work, material budget and billing are agreed in writing before the start. We are planning at least a month for the renovation. Condition, scope and deliveries determine the actual process; the sale will be planned separately.

Upon sale, the agreed, documented material costs are repaid. Any positive divisible additional proceeds will then be divided equally between the owner and IMLU.

Divisible additional proceeds = sales price − agreed base value − repayable material costs

IMLU covers its labor costs from its own share. These labor costs will not be deducted again until the 50/50 split. The agreed base value is a reference value for the project and not a guaranteed payout or independent bank valuation.

The sale can remain with the agent who has already been appointed. A separate sale by IMLU is an additional, separately issued mandate at 1.5% of the notarized purchase price. The scope of services, VAT treatment and due date are recorded in this sales mandate. In the case of another seller, their actual fee will be taken into account; the IMLU sales commission does not apply in addition.

The invoice for clearance or moving follows the separate order. The client, due date and method of payment are agreed independently of the subsequent sale.

Example including clearance and removal costs

The following example shows an apartment before a planned sale. All amounts are freely chosen assumptions. They are not an offer, property evaluation, forecast or representation of a completed IMLU project.

CHF 680,000 is assumed as the base value agreed in writing, CHF 820,000 as the sales price after the upgrade and CHF 24,000 as repayable materials. The example also selects the separate IMLU sale at 1.5%. This sales commission is borne by the owner after the division.

Assuming additional own labor costs of CHF 22,000, IMLU is left with CHF 36,000 of its share before financing, operating costs, taxes and other expenses. The material repayment replaces the material pre-financing and is not an additional profit.

Your company's separate order

We will accept a separate invoice totaling CHF 4,800 for the clearance and move solely for illustrative purposes. This assumption is neither a market price nor a compensation promise from IMLU. In the actual project, your own offer applies. The example assumes that the ownership side pays this bill additionally; It says nothing about their due date.

The CHF 4,800 is sales from separately commissioned services, not profit or agency commission. This order can also be created without an IMLU upgrade. The invoice is not part of the CHF 24,000 refundable materials and will not be deducted before the additional proceeds are distributed.

A comparison with the same assumed costs: For a sale in existing condition for CHF 680,000, we also charge a 1.5% sales fee and the same CHF 4,800 for clearance and moving. Calculated CHF 665,000 remains. In this comparison, the revaluation case is CHF 720,900, i.e. CHF 55,900 above. The same costs here serve for comparability; Actual performance and sales results may vary depending on the variant.

All results are before additional VAT owed, taxes, other consulting fees, notary and land registry costs, mortgage repayment, prepayment costs, ongoing property costs and other agreed expenses. The revenue shown is therefore not automatically freely available credit or net profit. The selected assumptions do not replace a project agreement.

If sales price or separate costs are different

For these variants, we keep the base value of CHF 680,000, the materials of CHF 24,000, the additional sales fee of 1.5% and the partner invoice of CHF 4,800 constant. Only the assumed selling price changes. The last mentioned exclusions apply to all variants.

A separate partner invoice that is CHF 1,200 higher would reduce the owner's income in the latter case by the same CHF 1,200 to CHF 719,700. In this example, it does not change the IMLU upgrade split. Additional services require a separate order.

At a sales price of CHF 704,000, the divisible additional proceeds are zero. At CHF 690,000 it is minus CHF 14,000. Then the positive example distribution does not apply. The handling of a shortfall, a lack of sale or a project cancellation must be regulated in writing before it begins. The example does not specify these contractual consequences and does not guarantee payment of the underlying asset.

PINNEX for every upgraded apartment

For each apartment upgraded in the project, a PINNEX starter package is part of the intended scope of services. A property-related QR code and a property-specific PIN lead to the agreed property information. Setup, authorized recipients, handover and any subsequent operating costs are specified in the offer.

Depending on the agreed scope, plans, approved work photos, descriptions, material receipts, instructions and warranty documents can be assigned to the property. The agreed handover protocol can be included for your interface. The documentation helps to distinguish between the condition after the clearance and the subsequent work. Personal inventory lists, photos of private documents, the new home address and internal customer information do not belong in a property dossier intended for those interested in buying. Your company only receives the information intended for its agreed task. This does not guarantee that your entire customer administration will be included in PINNEX.

1. Make contact with consent

You discuss with your customers whether they would like an inspection. A general overview is sufficient for the first exchange. You can initially discuss a cooperation without customer data. You only pass on property-related contact and access data to the agreed extent.

2. Check property and handover requirement

IMLU inspects after agreed access and puts together a possible scope of work with a material budget and sales assumptions. Your company clarifies the actual clearance or relocation requirements for its offer. An inspection can be useful before clearance if a decision is still to be made about the preservation of equipment.

3. Arrange orders and appointments

The authorized persons release the respective services. Client, costs, changes and handover status are recorded. We are planning at least a month for modernization. A fixed moving date does not replace a commitment as to when the property will be modernized or sold.

4. Clear and hand over the condition

You carry out your order. At the agreed handover, keys, remaining items, damage and open work are documented. IMLU begins the approved work according to the agreed process.

5. Upgrade and bill separately

IMLU realizes the agreed upgrade and prepares the agreed documents including PINNEX. The assigned salesperson manages the marketing. Your company's billing follows your instructions; materials and positive additional revenue are billed according to the IMLU project agreement.

Questions from removal and property clearance companies

Do we have to bring a specific property with us?

No. An initial conversation about tasks, handovers and the process is also possible without a specific property. For a later property inspection, general information and coordinated contact are sufficient.

Who commissions and pays for our services?

This will be specified in your separate order. An inquiry to IMLU is not an order for your services or a promise of payment. Financing the IMLU upgrade does not automatically cover your invoice.

Can further orders arise from the collaboration

Yes, if the owner requires and orders additional clearance, transport or storage services. The services are specifically agreed. A specific turnover or number of follow-up orders is not promised.

Do we receive a commission or a share of the additional proceeds

The offer described does not provide for any automatic brokerage commission or your company's share of the IMLU appreciation split. Your fee arises from your separately ordered scope of services. Any other remuneration would have to be expressly agreed separately.

Our fee will be deducted before the 50/50 split

Not in the invoice shown. The agreed repayable materials for the upgrade will be deducted. In this example, the owner pays the CHF 4,800 for clearance and moving separately. The actual client, payment method and billing follow the respective agreements.

Can the property be vacated before the viewing?

A separate clearance order may already exist. If a decision needs to be made about installations or the scope of work, we will arrange an inspection in advance if possible. The properties and components that have been released in the authorized order will be removed.

All rooms must be completely empty

The required condition depends on the work planned. We will agree on the affected rooms, remaining equipment and possible interim storage before we begin. The request does not give rise to a blanket claim to a completely empty property.

A request from a relative is enough for release

Before receipt and execution, we clarify who is allowed to make the respective decisions and commission services. This clarification does not replace a relative position or initial contact. In the public form, no powers of attorney or private family documents are required.

The existing broker remains responsible

Yes, an existing sales mandate can remain in place. An IMLU upgrade does not require an automatic change. The additional 1.5% only applies to a separately issued IMLU sales mandate.

What happens if the selling price is lower or if there is no sale

Any additional proceeds that can continue to be divisible will be correspondingly smaller. If there is zero or one shortfall, positive apportionment is not applied. These situations and possible termination are contractually regulated before the start of the project. Regardless of this, the due date of your invoice follows your own instructions.

Can IMLU secure a short-term moving date

Move-out, clearance and modernization are coordinated but planned separately. At least a month is planned for the renovation. Scope, condition and deliveries influence the process; We do not guarantee a specific sales date.

What information do we receive via PINNEX

A starter package with property QR and property-specific PIN is provided for each upgraded apartment. The handover information you receive for your task will be agreed upon in the project. Personal customer data is not automatically released to other parties or interested parties.

Fix & Share also applies to evictions from rental apartments

Moving or clearing a rental apartment can be an independent task. For an IMLU upgrade, the authorized owner and a suitable project agreement are required. The Fix & Share model shown here refers to billing upon sale, not automatically to further rental.

From Malters, we check suitable properties in Luzern, Uri, Schwyz, Obwalden, Nidwalden and Zug. The property, scope and desired period are clarified before an agreement is made.
