How does a community of heirs start?
Clarification of the ownership and decision-making basis, common goals, independent assessment of the current condition and a transparent comparison of sales channels: This is how a decision can be made without first investing money in a renovation.
1. Create common ground.
Those involved often live in different places or have different memories of the house. A short, written overview helps: Who is the contact person? What documents are available? By when should a decision be made? Which questions are still open?

2. Independently assess today's value.
An estimate of the current state makes different expectations possible to discuss. It takes the specific property into account and forms the starting point for the sales strategy. Photos, floor plans and information on previous work help to document the condition in a comprehensible manner.
3. Compare sales channels openly.
Direct sales
The property is being marketed in its existing condition. This route can require less preparation and is suitable if timely completion is the priority.
Targeted upgrade with IMLU
For suitable properties, we plan manageable work and pre-finance it using the Fix & Share model. This means that the community of heirs does not have to provide its own renovation budget for the agreed upgrade. We agree on the project-related base value in writing. Only a positive amount of sales price minus base value minus agreed, occupied materials is shared 50/50 between the owner and IMLU. An IMLU sales mandate is optional and is agreed separately at 1.5% of the notarized purchase price.
