Here you can find out which personal data we process on imlu.ch, what we use it for and what choices you have.

This declaration concerns imlu.ch and the associated real estate portal. Our data processing is based on the Swiss Data Protection Act (DSG). If further data protection regulations apply to specific processing, we also observe these.
2. The most important things at a glance
- We use your information to process your request and contact you about it.
- We also store inquiries from the real estate portal and the business form in the access-protected administration area.
- There is currently no usage analysis active on imlu.ch.
- We only load external maps, videos and 3D tours after you have made a separate selection of the respective content.

3. Website visit and technical data
When you access the website, the web server receives the information required for the connection, in particular the IP address, the requested page or file, the date and time, browser and device information and, if applicable, the page previously visited. Technical access data is used for the operation, security and error analysis of the website. They may appear in server logs from the hosting provider.
The website is hosted by Infomaniak Network SA in Switzerland. Infomaniak provides the hosting infrastructure and processes technical data to provide and secure this service. Further information can be found in the Data protection information from Infomaniak. Fonts and your own website images are loaded from imlu.ch.
4. Contact and real estate inquiries
You provide the information yourself. We need fields marked as required to process the respective request; Additional information and uploads are voluntary.
- Contact form on the homepage: name, telephone number and property address; You can voluntarily provide your email address, property type, condition, living space, number of rooms, year of construction, time of sale, description and up to four photos. The respective origin page is transmitted to assign the request. If you provide an email address, we will try to send a confirmation of receipt.
- Request for communities of heirs: Name and email address are required. You can voluntarily provide your telephone number, your role, canton, municipality and address of the property, decision status, time frame, property type, current use, condition, approximate living space and your question. The originating page is transmitted to match the request. A role specification is not checked by the form as a power of representation. We attempt to send an acknowledgment of receipt to your email address. This form does not accept files.
- Inquiries when moving to a care home: Name and email address are required. You can voluntarily provide your telephone number, your role, canton, municipality and address of the property, decision status, time frame, property type, current use, condition of the property, approximate living space and your question. The origin page is transmitted to match the request. A role specification is not checked by the form as a power of representation. We attempt to send an acknowledgment of receipt to your email address. This form does not accept files; medical and personal financial records are not required for initial contact.
- Inquiries in the event of divorce or separation: Name and email address are required. You can voluntarily provide your telephone number, your role, canton, municipality and address of the property, decision status, time frame, property type, current use, condition of the property, approximate living space and your question. The originating page is transmitted to match the request. A role specification is not checked by the form as authorization for other owners. We attempt to send an acknowledgment of receipt to your email address. This form does not accept files; Information about the other person and procedural documents are not required for initial contact.
- Regional real estate inquiry: We use the same contact and optional property information on the canton and city pages as on the home page. In addition, we transmit the selected municipality or town and the originating page so that we can spatially assign the request. The full property address remains important for the assessment.
- Inquiry about a real estate offer: Name, email address, message and identifier of the property in question; the telephone number is voluntary.
- Sales form in the real estate portal: Name, email address, telephone number, property type and property address; additional living space, number of rooms, asking price, time of sale, description and up to three photos or plans.
- Search request in the real estate portal: Name, email address and, optionally, telephone number, search region, purchase or rental request, property type, budget and message.
- Business inquiry: Company, contact person and business email address as well as selected area. Telephone number, request and, for the first property, general information about the canton, location, property type, approximate area, year of construction, condition, marketing status, sales mandate and role of your company are optional. We also record whether you would like to discuss a general collaboration or a first property and which business site the inquiry came from. The request will be saved in the protected administration area and forwarded by email. The form does not accept files.
- Direct contact: If you call or write to us, we will process your contact details and the content of the exchange.
We use this data to examine your request, clarify questions, arrange a viewing and discuss possible cooperation or a property sale. To contact you, we use the contact channels you provided. Submitting a request is not a sign-up for promotional messages.
Please only provide information and documents that are necessary for your request. In particular, avoid copies of ID cards, health information and information about uninvolved people. In addition to the visible content, photos and plans can also contain file metadata. Only submit files that you are authorized to use for this purpose.
5. Email, management area and recipients
Form requests are sent to the Ruta Group and processed by email. The address kontakt@glasrein.ch, which belongs to the Ruta Group, is also used for this purpose. This is an internal contact address of the same company. Inquiries about real estate offers, sales inquiries, search requests from the portal and business inquiries are also recorded in the access-protected administration area. There you can also see whether the SMTP sending to IMLU was confirmed.
The persons authorized to process them access the requests. Hosting and email service providers receive data to the extent necessary for operation and transmission. By submitting a form, your information will not automatically be passed on to linked partner companies or to those interested in real estate. Public publication of submitted property information or images is a separate process and not the automatic result of your request.
6. Retention and security
We retain inquiries, correspondence and submitted documents for as long as they are needed to process your request, to process any resulting collaboration or to protect legitimate claims. If there are legal retention obligations, we take these into account. There is no general accounting retention period for ordinary inquiries.
Technical access may appear in hosting provider logs; the respective retention periods apply to these.
The website uses HTTPS. Access to the administrative area and submitted files is restricted. A deletion process in the portal does not automatically replace the checking of email copies, backups and any retention obligations. The complete security of any electronic transmission cannot be guaranteed.
7. Cookies and local browser storage
The real estate portal and the private and commercial forms use the session cookie IMLU_PORTAL for form protection, inquiries and the administration area. When you change the display mode or remember a property, this selection is stored in your browser's local storage. On regional form pages, the browser's session memory may temporarily retain your input so that it can be displayed again after a submission error. After confirmed dispatch, we will delete this draft; it is not transmitted to us with every page view. We currently do not use analytics or marketing cookies.

8. Usage analysis
There is currently no Google Analytics 4 or other web analytics tag active on imlu.ch. No usage data is sent to Google for analysis. If we set up optional analysis in the future, we will update this statement and ask for your choices before loading.
9. External services and processing abroad
Our web hosting and the email delivery configured in the source code use Infomaniak. If you activate an external map, video or tour or follow an external link, the respective provider may receive technical data. These services can also process data outside of Switzerland. The specific recipients and protective measures depend on the activated service; Please note the information directly in the content and the provider's data protection information.
10. Maps, videos and tours
Map tiles from the OpenStreetMap Foundation can be displayed in the real estate portal. Videos via YouTube or Vimeo and tours via Matterport can also be embedded on individual property pages. This external content is initially blocked. Only when you load the relevant content will your browser connect to the provider. In particular, your IP address, browser data and the page accessed may be transmitted; the provider can use its own storage technologies. This choice is independent of the website's cookie settings.

You can close loaded external content again. This will not reverse the transmission that has already taken place. Without approval, the remaining property information and contact channels remain usable.
11. Your rights
Within the scope of applicable data protection law, you can request information about the processing of your personal data and the correction of incorrect information. You can also request deletion or restriction of processing and property to processing, provided the legal requirements are met. A right to the release or transfer of data exists under the legal requirements.
You can revoke your consent in the future. Statutory retention obligations and other permissible reasons may conflict with a request for deletion. In order to process a request, appropriate verification of your identity may be required; Please do not send a copy of your ID card without being asked.
